Moving Out Procedures

ProGo Realty understands that your last few weeks will be exceptionally busy ones; however, we do request you attend to a number of important details. ProGo Realty will email a Deposit Return Requirements Cleaning Checklist which was signed with the Lease. Copies are also available at the office.
Please remember to have all charges on your account paid. We are unable to apply your security deposit to your last month’s rent. You will be charged for rent and late fees is applicable until the move-out date.
ONLINE PAYMENT +
If you are using the automatic online payment feature please access your account to cancel future payments. Please be aware that ProGo Realty does not have access to your banking information and we cannot stop payment once it is issued. Refunds can take up to several weeks to process
SECURITY DEPOSIT +
Florida Statues 83.49 3(a) we have 30 days from the day your lease expires and/ or you return your keys and garage door openers (whichever is earlier) to return your security deposit and/or impose a claim. Once keys are turned in, you are officially OUT of the house and will not be allowed back in or on the property. You need to have all personal items removed, cleaned and yard work completed. ProGo Realty will conduct a Move Out Inspection typically within 2 business days of Tenant Notification of leaving. If ProGo Realty finds items that need to be repaired or cleaned items will be documented, photos and notes compared from Move In and Move Out and hire professionals to complete the work. Tenants will not be given a chance to do the work themselves. All communication will be in writing after you leave, this is to avoid any miscommunication on all parties.
Please remember a high amount of cleaning is expected of you when you move out. Follow the Deposit Return Requirements Cleaning Checklist. If you need assistance with any of these items, we have a list of professionals that we can refer. It is ProGo Realty’s recommendation to HIRE PROFESSIONAL CLEANERS. Rarely do we find tenants that can clean all the items required. Even for just a few cleaning items, our cleaners charge a minimum of 75.00 to 100.00.
Carpets are to be professionally steamed cleaned AFTER all personal items, including trash are removed. Tenants must use Carpet Cleaners from ProGo Realty’s approved list or may be subject to additional carpet cleaning charges. You may leave the receipt on the counter or drop off at the office with the keys. In absence of the receipt from a professional carpet cleaner, we will hire a professional carpet cleaner and deduct the cost from your Security Deposit. If you have PETS, remember that you must have the carpet treated for pets by the carpet cleaning company with a pet stain and odor package.
PERSONAL ITEMS, TRASH and FECES. +
Do NOT leave anything behind. This includes but not limited to bags of garbage, clothes, food, boxes and cardboard, furniture, dishes, plants and or planters, cleaning supplies etc. All trash, yard debris, pet feces and personal items must be removed. If trash collection is not scheduled for the day you vacate, please make arrangements ahead of time to have bulk items removed prior to that date. Trash can be left in the trash can for final pickup but do NOT leave boxes and bags of trash outside the trash can. These items blow around the yard or become heavier with rain etc and will cost you additional money to clean up and remove. Trash removal is a minimum of $150.00 and increase by the load. Animal feces removal is a minimum of $100.00 and increases by the load.
LAWN and FLOWER BEDS +
Lawn needs to be mowed and trimmed within 3 days move out. Bushes must be trimmed. All flower and shrub beds must be clean and free of weeds, leaves and debris. Mulch of similar color should be added. Refer back to your Move In Photos.
SATALITTE DISHES +
Satellite poles and dishes installed in the ground need to be removed. Tenants will not responsible to remove dishes and poles if you didn't install during your tenancy.
LIGHT BULBS, TOLIET SEATS, DRIP PANS and GARAGE DOOR OPENERS +
Upon Move In all light bulbs worked, new toilet seats were installed, new drip pans were install (if applicable) and Garage door openers worked. It is much cheaper if Tenants replace and install before Moving Out.
FINAL SECURITY DEPOSIT CHARGES +
Any charges to restore or repair the rental to its original move-in condition will be calculated according to labor hours and cost of materials. Final deductions will be based on the actual cleaning or repair costs incurred by us from the respective contractor.
TURN IN ALL KEYS +
Drop off keys at the office. Leave garage door openers at the house. If after hours- you may drop them in the drop box. Once keys are turned in, you are officially OUT of the house and will not be allowed back in or on the property. You need to have all personal items removed, cleaned and yard work completed. ProGo Realty conducts a Move Out Inspection typically within 2 business days of Tenant Notification of leaving. If we find items that need to be repaired or cleaned we will document the items, compare photos and notes from Move In Inspections and hire professionals to complete the work. Tenants will not be given a chance to do the work themselves. Tenants do anything and everything BEFORE your last day of tenancy- that is your last chance to get the Security Deposit returned. All communication will be in writing after you leave, this is to avoid any miscommunication on all parties.
Utilities (electric, water and gas if applicable) need to be left on for 1 week after move out so we can complete inspections and make any repairs or conduct additional cleaning. If vacating in the winter, set the thermostat no lower than 60 degrees to prevent freezing of pipes and 85 in the summer. Sprinkler systems and pools need to be left on. Utilities that are turned off prematurely will be charged an additional $150.00 re-connect fee plus tenant will be responsible for utilities incurred during that time. Security Deposit returns will be delayed if utilities are turned off prematurely due to waiting on outstanding utility bills. If during that week the home is re-rented and new tenant moving in and/or inspection, cleaning and repairs completed, Progo Realty will text or email you to let you know utilities can be shut off early. This will be in writing.
ProGo Realty reserves the right to begin marketing the property as stated in your Lease Agreement. You will be given 24 hours notice by phone, text, or email of any showings scheduled for the property. Showings will be conducted by licensed real estate agents, we will never send a tenant out to your house unaccompanied. DO NOT allow anyone to enter the property without notice from ProGo Realty. Refer all rental inquires to the phone number on the sign -have them call our office. We try to work around your family’s schedule and can be accommodating to a point. Please work with us and we will work with you and your family. We have lots of families looking for homes that only have one or two days to house hunt.
Please have all mail forwarded to your new address. You can fill out forwarding information online with the post office. ProGo Realty and the new tenants are not responsible for mail that is delivered to the house after you vacate.
FORWARDING ADDRESS +
A forwarding address must be given in order for us to process your final move out statement and security deposit. Florida Statues require we send all Security Deposits by certified mail. Security Deposit checks will be written out to all parties on the lease with an “and” between each name. Each person on the lease and on the check will need to sign in order to cash or deposit the check. If you would like to have Security Deposit check spilt between the parties on the lease or only one person only on the check, come into the office and fill out a Division Orders for the Security Deposit form. All parties must agree in writing to how you want the Security Deposit check divided and where you want all the checks mail by certified mail.
